Overview

Calspan Business Park is owner occupied by its signature tenant, Calspan Corporation, an aerospace and transportation testing organization that has been in business at this location for over 70 years. We are looking for a experienced Director, Facilities & Property Management to provide direct oversight of building operations and services for all properties managed by the Calspan Business Park property management group.

Responsibilities

  • Manage in alignment with our Company Values. Lead with the intent to create a respectful and healthy work culture that embraces inclusion. Provide timely, constructive feedback regarding performance with a commitment to motivate, train, and develop. Manage administrative responsibilities and assume full responsibility for accomplishments of department functions.
  • Implement & maintain both Computerized Maintenance Management System and standard operating procedure manuals for each facility/property. Distribute work orders to facility maintenance personnel at a variety of locations in conjunction with and hold personnel accountable for timely completion of work orders.  Ensure that preventative maintenance of facility equipment is performed and performed correctly.
  • Implement and maintain property condition reports to include a multi-year capital improvement plan for all properties. Update scopes of work for annual service contracts, maintenance projects and capital projects; oversee these projects through to completion.
  • Monitor department budget; enter requests for purchases and provide input on budget to help reallocate funding to cover unprojected costs, minimize expenditures and planning during annual budget process.
  • Confer with specialists on energy conservation programs and techniques and manage incentive applications when applicable. Recommend operating methods and equipment to maximize cost savings, service quality and safety, including providing input on new capital improvement projects.

Qualifications

Preferred Education / Experience:

  • Bachelors/Masters degree in Facilities Management, Construction Management, Architecture, Engineering or related discipline
  • Experience in similar position; or
  • A combination of education and experience 
  • Architecture/Engineers license a plus

Preferred Knowledge / Ability:

  • Ability to multitask
  • Must be able to manage a team of construction/maintenance tradesmen
  • Excellent customer service and communication skills
  • Microsoft office
  • AutoCAD, Photoshop, Sketchup a plus
