As the Operations Manager, you will play a crucial role in ensuring the smooth and efficient operation of Calspan Business Park. You will be responsible for overseeing various operational aspects, including facility repairs and maintenance, property management, construction, and sales and leasing activities. Working closely with the Director of Facilities, you will ensure seamless operations, efficient project management, and tenant satisfaction.

Responsibilities

Core Responsibilities Listed Below – Compensation and position level commensurate with education and experience.

 

  1. Scheduling:
    • Manage technician maintenance schedule Coordinate with tenants to minimize disruption to their daily operations during maintenance activities. Follow up with tenants to ensure satisfaction with completed work. Coordinate training of Facility Technicians
  2. Work Order Management:
    • Receive and prioritize maintenance requests in collaboration with the Director of Facilities.
    • Generate, assign, and track work orders to maintenance staff or external service providers and ensure timely completion.
    • Collaborate with the Director of Facilities and facility technicians to develop and implement preventive maintenance plans.
    • Maintain accurate records of all maintenance activities, including work orders, inspections, and repairs.
  3. Vendor Management:
    • Establish and maintain relationships with external contractors and service providers. Obtain quotes, negotiate contracts, and ensure the quality of work performed by external vendors.
    • Manage Requests for Proposals (RFPs) for contracted services.
  4. Sales and Leasing:
    • Collaborate with the Senior Director to prepare proposals for prospective tenants.
    • Work with the Project Manager to prepare cost estimates for tenant improvement projects.
    • Manage project budgets and invoice customers for completed projects.
  5. Purchasing:
    • Manage purchasing activities for the Business Park with oversight from the Director of Facilities
    • Monitor purchase requests against the budget

Qualifications

Preferred Education & Experience:

  • Associate or Bachelor’s degree in a relevant discipline.
  • 3+ years in a related discipline.
  • A combination of education and experience equivalent to the above

 Preferred Knowledge / Ability:

  • Strong technology skills – proficient in MS Office programs, enterprise systems
  • Outstanding customer service and time management skills
  • Excellent written and verbal communication skills
  • Motivated self-starter with the ability to work well in a team setting
  • Ability to handle multiple tasks in a fast-paced environment
  • Ability to quickly adapt and change priorities while professionally managing interruptions
  • Must be organized and meet assigned deadlines
  • Strong attention to detail

The salary range provided is a general guideline. Actual pay will depend on several factors, including, but not limited to, education, experience, training, and other applicable qualifications.  Calspan is committed to pay transparency in compliance with applicable state and local laws.

 

All candidates must be eligible to work in the United States.

USD $95,000.00/Yr.
